Procedures from inquiring to moving in

*Basically, you can reserve the room if your move in date is within 3 month ahead.
*Minimum 1 month staying term required.

Now available rooms: within 15 days from applying date
Rooms in new houses: within 15 days from opening date
Future available rooms: within 15 days from available date
*Depends on vacancy status of each house, it can be possible to extend your rent start day.
If you are interested in one of Borderless House and want to know about availability for extending your rent start day, please feel free to contact us.
Our staff will meet up with you at the closest station from our house on the day.
We will set the meet up time for room viewing. from 10:00 to 18:00.
Please send us filled out reservation form. The form would be found on each house pages.
We will contact you in 2 business days after your reservation form submission.
At that time, we will request you to submit a copy of your passport and ID with your pictures on.
*Guarantor is not necessary but we must have contact information of your family.
*Emergency Contact Information
The purpose of using Emergency Contact Information is to let your family knows if you
get into an accident, have serious illness, or are missing. We may contact to your family member when we decide if it is necessary.
*Late payment
When we always receive rent late and cannot reach you, we may also contact to your
family member to collect rent by stating reason of doing it.
Please give us your current updated contact information and pay rent on time.
Based on your application form and ID, we will carry out internal screening process.
We will let you know the result within 3 business days.
We do not disclose our screening criteria.

(1)ID with your photo:such as passport, driving license
(2)Employee ID, student ID or health insurance ID
After passing screening, please proceed management fee and deposit payment to our bank. account.
Money transferring charge would be your burden. After we confirm your payment, your reservation would be Finalized.
*If we can not confirm payment within 3 business days, we will cancel your application.
About deposit and management fee
*When moving out, at the maximum, whole amount of deposit would be refunded.
If we possess uncollected credit, we will deduct the uncollected amount from deposit.
In the case of cancellation before concluding a tenancy agreement, management fee and deposit will not be refunded.

*If you give us moving out notice before more than 61days, we will pay 10,000 yen back when moving out.

- (If necessary) Blanket, sheets, pillow lease¥7,500 for whole staying term.
After we receive and confirm your first month rent payment, tenancy contract would be concluded at our office or at Borderless House You will be able to check contract document from our website.
We will set the meet up time for moving in. from 10:00 to 18:00
- What you will need when moving in -
You do not have to prepare any documents or Japanese seal.
Please bring futon(beddings). Or, lease from us.
- Regarding futon(beddings) -
Please bring or lease bedding set.
A mattress is prepared on the bed, but sleeping without using sheet is not allowed.
You are to proceed rent payment by 3PM of 26th of every month for the upcoming next month.
Japanese banks are closed on Saturday, Sunday and Japanese holidays.
If the 26th is bank closed days, please remit money before these days.
We do not accept delayed payments.
If you are not able to remit money from banks, you can use Paypal service.
*When we always receive rent late and cannot reach you, we may contact to your family member to collect rent by stating reason of doing it.
You must give us 1 month move out notice in advance from our website. Even if your move out is urgent, you must pay 1 month rent and utility fee.
* You will get ¥10,000 by sending move out form 61 days earlier with fixed move out date.
(Only for long-term contract tenants who have stayed more than 61 days)
1. B.H. staff and a tenant must be done move out process face to face.
2. Move out could only be done between 10:00-18:00.
3. You must remove all of your luggage.
4. If we find breakage or dirt, we will have to charge restoration fee.
5. Please return keys. After inspection we will refund deposit by cash.
FAQ / About BORDERLESS HOUSE rules
- Is it possible for 2 people to share 1 private room?
- Yes, up to 2 people may stay in the same room by paying additional rent 25,000 yen.
*In this case, we provide a furniture and bed for only one person. - Can I stay in the house with my girlfriend/boyfriend?
- No, you can not.
- Is my friend, girlfriend/boyfriend or family can visit or stay overnight?
- Your family or friend can stay up to 2 nights. You need all of house tenants agreement and our permission. Besides, girlfriend/ boyfriend or different gender staying is not allowed. We are severe on this point to keep privacy and security.
- Is there a house manager, who would clean up and manage garabages?
- Cleaning, garbage management would be done by every tenants in the house.
- Can I smoke cigarettes inside the house?
- Smoking is prohibited inside the house.
- How to pay the initinal cost the monthly rent.
- You can pay by wire transfer or Paypal. To make an account of PayPal, you need an E-mail address and a credit card with VISA and master Card etc.

- When is the pay day for every month rent?
- You are to proceed your rent payment by 26th of every month for the upcoming next month.
Japanese banks are closed on Saturday, Sunday or any Japanese holidays. If the 26th is bank closed days, please remit money before these days. We do not accept delayed payments. If you are not able to remit money from banks, you can use Paypal.
*If 26th is either saturday, sunday or national holidays, please transfer the money before 26th.
*you are responsible for the bank transfer fee.
*We don’t have a system of automatic debit transfer. *When we always receive rent late and cannot reach you, we may contact to your family member to collect rent by stating reason of doing it. - Is there a curfew?
- No, there isn’t.
- Is car or bike or bicycle parking available?
- Cars and bikes: Some houses do have parking. Please ask for detail.
Bicycle: Some houses do have free parking for bicycles. Please ask for detail. - Is residence registry possible after move in?
- Ward office(city hall) would accept your residence registry.
- Can I move to other rooms or other houses?
- Yes, but additional charge would be necessary each time.
Also, you need to notify the request 1 month before you move.

- Why is my roommate’s rent cheaper/higher than mine?
- The rent may change from time to time depending on season.
Therefore, your rent might differ compared to your roommates or the offer on our website.
However, your rent will not change under the tenancy contract during your stay .
If the offer rent on our website is lower than your rent, you can apply the the new rent by renewing the tenancy contract.
In that case, management fee ¥15,000 will be charged.
Your contract can be renewed only at our office.
After concluding the contract, new rent would be applied from the next month.
FAQ / About equipments
- Are laundry and dryer coin-operated?
- Using washing mashine/dryer is free.
*Dryer is not set at all houses. - Does each room have room key?
- Yes.
- Are there any phones set in the house?
- No.
- Is there a TV in the room? If not, can I bring in?
- TV is set only in the living room. You can bring in TV to your room if the room is equipped with TV antenna connection.
- Is internet available?
- Wireless internet is available in all houses.
- Is there a PC for common use?
- No.
FAQ / Others
- Is there a age limit?
- Yes, we do. We accept from 18 to 39 years old. People who are not in this range can not start staying in our house. Also, we do not accept high school student or married.
- Is there any house, which is for only women?
- No, there is no house only for women.
- If I cancel a reservation, would the already paid money come back?
- If you cancel the reservation, management fee or deposit would not come back. If you have paid first month rent also, it would be paid back.
- Is it possible to change the room or the house after paying the deposit and management fee and my reservation is fixed?
- After paying the deposit and management fee, the room nor the house can not be changed.
- Could the tenancy contract made between my company and BORDERLESS HOUSE?
- Yes. Please ask.
- Could the tenancy contract be renewed?
- Based on both agreement you and us, renewing is possible.
- Can I finish a tenancy contract before the expiration date? Are there any penalties for it?
- Yes, you can cancel the contract during the period. After 1 month from your moving out notice, you may terminate the contract.

(Only for long-term contract tenants who have stayed more than 61 days) - Can I send my luggage before I move in?
- Sorry. Please take your luggage by yourself at the same time when you move in.
